THE FRONTLINES ADVANTAGE
BUILT FOR YOUR REALITY
BUYING AS A FIRST RESPONDER
The standard home buying process was designed around a 9-to-5 schedule and a simple W-2. Your life doesn't work that way — and neither does our process. Here's what you actually need to know.
WE WORK YOUR SCHEDULE, NOT OURS
24/48 shifts, rotating nights, on-call duty — we've navigated all of it. Evening and weekend showings, remote e-signings, and a backup contact system mean your deal never stalls because you're on duty. Your partner, family member, or trusted contact can step in at any stage with your authorization.
QUESTIONS WE HEAR EVERY DAY
Can overtime and secondary income count toward my qualification?
Yes — with 2 years of documented overtime history, most lenders will count it toward your qualifying income. We work with lenders who specialize in first responder pay structures, including base pay, OT, holiday pay, and off-duty income.
What if I'm still in my probationary period?
Many loan programs require 1–2 years of employment history, but probationary employment can still qualify depending on the lender and loan type. We'll connect you with the right lender for your situation.
How do I handle showings and signings on a 24/48 schedule?
We work entirely around your shift. Evening and weekend showings, remote e-signings, and designated backup contacts for when you're on duty — we've done this before and know how to keep your purchase moving.
Are there special loan programs for first responders?
Yes. CalHFA programs, Homes for Heroes, union-specific mortgage partnerships, and VA loans (for military/veterans) all offer meaningful benefits. We'll help you stack programs to maximize your savings.
Do union benefits affect my mortgage or home purchase?
Many first responder unions partner with credit unions and lenders for preferred rates. Your union may also offer down payment assistance or housing grants. Ask us — we track these regularly.
