INVESTOR EDUCATION

FLIP vs. BUY & HOLD

Understanding the difference between flipping and long-term investing is the first step to building a real estate strategy that matches your goals, timeline, and risk tolerance.

FLIPPING A HOUSE

Buy, renovate, sell — collect profit.

ADVANTAGES

  • ✓Fast return — typically 3–12 months
  • ✓Large lump-sum profit potential
  • ✓No long-term landlord responsibilities
  • ✓Builds construction & market expertise quickly
  • ✓Capital can be recycled into the next deal

RISKS & CHALLENGES

  • ✗Short-term capital gains tax (taxed as ordinary income if held < 1 year)
  • ✗High carrying costs — hard money loans can run 10–14%
  • ✗Rehab cost overruns can wipe out profit
  • ✗Market timing risk — values may drop before you sell
  • ✗Requires active management and a reliable contractor network

BEST FOR

Investors who want faster liquidity, enjoy renovation projects, and have experience managing contractors and timelines.

BUY & HOLD

Purchase, rent, build wealth over time.

ADVANTAGES

  • ✓Ongoing monthly cash flow from rent
  • ✓Long-term appreciation — real estate doubles roughly every 10–15 years
  • ✓Leverage — control a $500K asset with $100K down
  • ✓Tax advantages — depreciation, mortgage interest deductions
  • ✓Long-term capital gains rate (lower tax if held 1+ year)
  • ✓Tenant pays down your mortgage (forced savings)

RISKS & CHALLENGES

  • ✗Capital is tied up for years
  • ✗Landlord responsibilities — repairs, vacancies, evictions
  • ✗Cash flow can be negative in high-priced markets
  • ✗Appreciation is not guaranteed short-term
  • ✗Requires property management (or your time)

BEST FOR

Investors focused on building long-term net worth, passive income, and generational wealth without needing immediate cash.

INVESTOR GUIDE

SHORT-TERM RENTAL
INVESTOR GUIDE

Everything first responders and military families need to know before investing in Airbnb, VRBO, or other short-term rental properties in Southern California.

WHAT IS A SHORT-TERM RENTAL (STR)?

A short-term rental is a furnished property rented out for 30 days or fewer per stay — typically through platforms like Airbnb, VRBO, or Booking.com. STRs often generate significantly higher gross income than long-term rentals but require more active management.

KEY METRICS TO KNOW

ADR (Average Daily Rate):Total rental income divided by total nights booked. Higher ADR = more revenue per night.
Occupancy Rate:Percentage of available nights that are booked. Most profitable STRs average 60–80%.
RevPAR:Revenue Per Available Room — ADR × Occupancy Rate. The best single measure of STR performance.
Cap Rate:Net Operating Income ÷ Property Value. STRs can achieve 8–15% cap rates vs. 4–6% for long-term rentals.
Cash-on-Cash Return:Annual pre-tax cash flow ÷ Total cash invested. Aim for 8%+ to be considered a strong investment.

PROS OF SHORT-TERM RENTALS

  • —2–3× higher gross income vs. long-term rentals in most markets
  • —Flexible personal use of the property
  • —Ability to raise prices for peak seasons, holidays, and events
  • —Easier to exit — simply stop listing when you want to sell
  • —Significant tax deductions (depreciation, furnishings, management fees)

CONS & RISKS

  • —Higher operating costs: cleaning, supplies, maintenance, platform fees (3–15%)
  • —Requires active management or a property manager (8–20% of revenue)
  • —Variable income — seasonality can cause major swings
  • —Local regulations and HOA restrictions can limit or ban STRs
  • —More wear and tear on the property vs. long-term tenants

CALIFORNIA STR REGULATIONS

STR rules vary drastically by city and county in Southern California. Many cities require a business license, transient occupancy tax (TOT) registration (typically 8–15%), and a short-term rental permit. Some cities like Santa Monica have near-total bans. Always verify local rules BEFORE purchasing an STR investment property.

WHAT MAKES A GREAT STR PROPERTY?

  • —Proximity to attractions, beaches, theme parks, or major employers
  • —Unique features: pool, hot tub, game room, views, or large gathering space
  • —3+ bedrooms command disproportionately higher rates than 1–2 BD units
  • —Easy self check-in capability (smart locks, keypad access)
  • —Low HOA fees — many HOAs ban STRs entirely

ESTIMATING YOUR REVENUE

Use tools like AirDNA, Rabbu, or Mashvisor to research market data before you buy. Look at comparable active listings in the area for ADR and occupancy data. A conservative underwrite assumes 55–65% occupancy and accounts for platform fees, cleaning, supplies, and maintenance (typically 35–50% of gross revenue as total expenses).

FINANCING AN STR

  • —Conventional loans available if you occupy the property part of the year (vacation home)
  • —DSCR (Debt Service Coverage Ratio) loans qualify based on rental income, not your salary
  • —Typically requires 10–25% down depending on property classification
  • —VA loan may be used if the property is your primary residence initially
  • —Short-term rental income may not be counted by all lenders — ask your lender upfront
